From Design to Construction

From the first consultation to completion and handover, projects of every scale — houses, shops, clinics, accommodation, and more — generally proceed as follows.
The order and duration may vary depending on the site and the nature of the project.

Inquiry & Consultation

First, we listen to your wishes, the conditions of the site, your budget, and your schedule. In this first step, we work together to put into words what kind of place you want to create and what matters most to you.

Site Survey & Regulatory Review

We visit the site to see how light enters, how the wind passes through, and how it relates to its surroundings. We also examine legal conditions such as zoning, building coverage ratio, floor area ratio, and height restrictions, and clarify the preconditions for the plan.

Concept & Planning

Reading the story that resides in the site, we develop the concept and the overall spatial composition. Through models, renderings, and drawings, we explore a direction that only that place and those people could arrive at.

Schematic Design

Based on the planning, we firm up the basic design, including the plans, sections, and exterior. At this stage we also align on the direction of materials and finishes, as well as the approximate budget.

Detailed Design & Estimate

We prepare the detailed drawings required for construction (construction documents) and obtain a formal estimate from the contractor. Specifications and detailing are examined down to the finest points, and we ask you to review the contents.

Construction Contract & Start of Construction

Once you are satisfied with the estimate, a construction contract is concluded with the contractor and construction begins. Where necessary, we carry out procedures such as the building permit application.

Construction Supervision

We visit the site regularly to confirm that construction is proceeding according to the drawings. Aspects that cannot be fully decided on paper alone, such as the textures of materials and the way light enters, receive their final adjustments on site.

Completion & Handover

After the completion inspection, the building is handed over to you. We provide related documents such as drawings and warranties, and explain how to use and maintain the building.

Aftercare

Even after handover, you are welcome to consult us whenever needed about changes over time or anything that concerns you. We believe completion is not the end goal of architecture: a building continues to grow along with the way it is lived in and used.
